Fees to Landlord
Let Only: 80% of first month’s rent (inc VAT)
Set -up fee, payable on signature of terms: £500 if photography and floorplan only; additional £400 to include guided video tour.(incl vat)
Erect board/s outside property in accordance with Town and Country Planning Act 1990 (Please note, photography staging is available at an additional rate of £25 per photograph)
Energy Performance Certificate: £100 (incl vat) – Payable by landlord
Electrical Safety (EICR) £variable, depending on the property, payable direct to contractor.
Gas Safety Certificate and Boiler Service: £variable, depending on boiler system and condition, payable direct to contractor.
TENANT REFERENCING FEES – payable by landlord: £100 per tenant
RIGHT TO RENT CHECKS – payable by landlord: £100 per tenant
INVENTORY FEE: payable by landlord £250.00 (inc VAT)
DEPOSIT REGISTRATION FEE: We will arrange for the Landlord to attend our offices to register the fee with the Government-approved scheme.
RENT REVIEW FEE: £50.00 (inc VAT) • Review rent in accordance with current prevailing market condition and advise the landlord.
RENEWAL FEE: £150.00 (inc VAT) • Contract negotiation, amending and updating terms and arranging a further tenancy and agreement.

Termination of Management Fee or cancellation of instruction either before, during or after a tenant is sourced: minimum fee: £1000 (Inc VAT)
